This past Saturday marks a very important day in Colorado State University and Fort Collins history. Whatever side of the issue you land on with the new stadium, it is here and it was packed! It was really fun to see the attendance of alumni and current students alike. All of the parking lots were packed for the sold out game. My fiancé and our son all attended, and in spite of the crowds and the partying, it was still pretty family friendly! I think a lot of parents were like us and wanted their kids to experience this historic event (even if he won’t remember it we can show him pictures one day). And because Jackson happens to be incredibly cute, and reporter for the Coloradoan approached us and asked us a few questions that ended up on the front page!
This stadium has created an excitement in Fort Collins and CSU that should be great for the school and our town, and I look forward to many years to come to see games this AMAZING new stadium! If you want to read the article where I get a good dig in at CU, check it out below!
I hope you all had a great weekend, and enjoyed the amazing Northern Colorado weather. I got to show properties to a friend of mine, and thanks to Chad Parron I got to take a tour of the new TPC Colorado golf course in Berthoud. It is going to be an amazing PGA Tour course. TPC has experience in these PGA courses, so it’s great news for us!
It won’t be open until next year, but there will be high end homes in a community that will be called Heron Lakes that will sit on the course with beautiful views of the rockies. I wanted to bring you some good news if you have not already heard, that according to the Colorado Real Estate Journal, an large retail/mixed use development will be coming to the I-25 and Crossroads Boulevard areaIt will be called the Brands at the Ranch and will be on the east side of I-25. It will be a three phase development, and will cost $572 million over 5 years. They plan on having a 12 screen I-MAX theater, restaurants, and 600 luxury apartment units. While this will be especially great for Loveland, the rest of Northern Colorado will benefit from the increased activity. They also plan to add another hotel to that area. Exciting times in Northern Colorado!

The three most important parts of real estate may be location, location, location; but I would argue right now they are inventory, inventory, inventory! In Fort Collins we were still at only 215 homes active and on the market this month. In a town of over 150,000 people that definitely is NOT enough. We have 1.27 months of inventory available, which is WELL below the 6 months that the National Association of REALTORS describes as a balanced market.
There is good news for both buyers and sellers though. On the seller side, even with a slowdown in the higher end of the market, we have seen really great results in our Windermere Certified Listing process as well as our high end Premier Program. Many sellers are deciding to capitalize on their increase equity in their homes and sell in a seller’s market (below $400,000) and buy in a buyer’s market (over $500,000).
The good news for buyers is that even with the small bump in interest rates we have seen in the last couple months, the rates are still so low that buyers can afford more than they have before! Call me if you want to talk about the ways we can definitely still find you a home in this low inventory market.

- According to Case-Shiller research, national home prices are still 9.1% below where they peaked in April of 2006, but 37.4% ABOVE where the bottom occurred in February 2012.
- On a side note, it is interesting to see how the Fort Collins real estate market was on the rebound YEARS before the national market
- We are seeing slight increases in overall vacancy rates in Fort Collins, Loveland, and Greeley. It’s more important than ever to analyze your investment purchases, and if you want me to take you to coffee to show you how to do that please let me know!

I want to thank all of my clients for making the tailgate party last week such a success! We had over 150 people, and we got to enjoy Tacos, drinks, and the Coyote Gold trailer even showed up to serve margaritas. It was a lot of fun to see everyone!

It's almost fall, and Labor Day coming up means it's time for the Colorado State University Rams to take on the Buffs from the University of Colorado. Since I've spent half my life in Fort Collins and having graduated from CSU, I am a die hard Ram fan (in the spirit of disclosure, I have clients, friends, and co-workers that cheer for the Buffs and I enjoy being around them 364 days a year!).
This year should be a good one with our coach now in his second year and hopefully hitting his stride. If you are headed to cheer on the Rams shoot me a text and I'll buy you a drink at the stadium! GO RAMS!
