Homecoming Win!

It was homecoming weekend at CSU which means that alums from all over the Country were back to visit Northern Colorado.

So how does their real estate market stack up versus the place where they went to college?

Odds are, it’s not as good!

It turns out that there are only 9 metropolitan areas out of about 270 that have higher appreciation than Larimer County.

Interestingly, 3 of the 9 are in Washington and 2 of the 9 are in Oregon. So if they are visiting from the Pacific Northwest they probably have an even stronger market than here.

But pretty much everywhere else is below our market.

This is all according to the Federal Housing Finance Authority who tracks the nation’s real estate markets. They show that Larimer County has appreciated 12.08% in the last year which ranks 9th in the nation.

First place belongs to Mount Vernon, Washington at 15.14%. Last place is Atlantic City, N.J. which had a decrease of 0.77%.

CSU’s comeback in their homecoming game was amazing, and cheers to a healthy real estate market!

Go Rams!!

This past Saturday marks a very important day in Colorado State University and Fort Collins history. Whatever side of the issue you land on with the new stadium, it is here and it was packed! It was really fun to see the attendance of alumni and current students alike. All of the parking lots were packed for the sold out game. My fiancé and our son all attended, and in spite of the crowds and the partying, it was still pretty family friendly! I think a lot of parents were like us and wanted their kids to experience this historic event (even if he won’t remember it we can show him pictures one day). And because Jackson happens to be incredibly cute, and reporter for the Coloradoan approached us and asked us a few questions that ended up on the front page!

This stadium has created an excitement in Fort Collins and CSU that should be great for the school and our town, and I look forward to many years to come to see games this AMAZING new stadium! If you want to read the article where I get a good dig in at CU, check it out below!

Who’s Ready For CSU Football!?

It's almost fall, and Labor Day coming up means it's time for the Colorado State University Rams to take on the Buffs from the University of Colorado. Since I've spent half my life in Fort Collins and having graduated from CSU, I am a die hard Ram fan (in the spirit of disclosure, I have clients, friends, and co-workers that cheer for the Buffs and I enjoy being around them 364 days a year!).

This year should be a good one with our coach now in his second year and hopefully hitting his stride. If you are headed to cheer on the Rams shoot me a text and I'll buy you a drink at the stadium! GO RAMS!

Congratulations to The CSU Summer Ultimate Players!

Wednesday night was the Colorado State Summer Ultimate banquet at Panhandler’s Pizza. Everyone had a great time, and I’d like to congratulate the Silver Team on their big championship win! I had a great time sponsoring the league this summer, and hope to be out there again next year doling out the Otter Pops on a 90 degree day.

Investment Inventory LOW!

I have to apologize for the hiatus I’ve taken from writing here, it’s been a busy summer for Fort Collins investment real estate. We have pushed over the 300 unit mark at KEVCO for the number of properties we manage, and we have had investors picking up multiple properties this summer.

The issue that we are running into now are there are just not enough investment grade properties on the market in the Old Town and Colorado State University campus areas. I think the main issue is seller confidence is still relatively low, but with the number of cash buyers and out of town investors we are working with, I’d love to see A LOT more multifamily properties coming on the market. I guess it’s not a bad problem for a REALTOR to have more buyers than there are listings, but it feels like dying of thirst in the middle of the ocean!

If you know of anyone that owns or is interested in selling investment properties in the Fort Collins market, please feel free to give them my number, I’d love to speak with them.

CSU Summer Ultimate League Has Started!

I am once again sponsoring the CSU Club Sports Summer Ultimate League, and this week has been a great one as the teams have played their games on Sonny Lubick Field at Hughes Stadium. We’ve got a wide range of players from 13 to 56, so come check us out Wednesdays on the CSU Intramural fields at 6-9pm.
